Homebuyers Hold Back – But Growth in the Greater Copenhagen Area
Interest in buying homes has declined slightly compared with last year, but in parts of the Greater Copenhagen area the trend is moving in the opposite direction.
This is shown by new figures from Finance Denmark on loan offers for February 2026.
In February, a total of 13,243 loan offers were obtained. This is a decline of 1 percent compared with February last year.
Of these, 11,223 loan offers were for the purchase of owner-occupied homes or holiday homes, which is nearly 3.5 percent fewer than in the same month last year.
Nationwide, the number of loan offers for home purchases has generally fallen. The largest decline was recorded in North Jutland, where the number dropped by almost 11 percent.
By contrast, the areas surrounding Copenhagen and North Zealand stand out as the only regions showing growth. Here, the number of loan offers increased by 8.7 percent and 1.5 percent respectively.
“We are seeing more subdued interest in home purchases compared with February last year, and this possibly reflects a certain caution among homebuyers. In the Greater Copenhagen area, however, activity has increased and therefore differs from the rest of the country,” says Peter Jayaswal, Director of Mortgage Credit and Property Financing at Finance Denmark.
At the same time, he points out that uncertainty about the global economy and interest rates may make some homebuyers more hesitant.
“Uncertainty about the global economy and interest rates may have made some homebuyers unsure, and it is therefore a good idea to have a dialogue with the bank about one’s options and what economic uncertainty and many movements in the market mean,” he says.
