Sharp drop: Fewer apartments for sale

The supply of owner-occupied apartments nationwide has fallen sharply over the past year. At the end of January, there were 4,515 owner-occupied apartments for sale in Denmark, a decline of nearly 28 percent compared with the same time last year. However, the trend varies significantly across the largest cities.

In Aarhus, the supply of owner-occupied apartments has dropped by almost 60 percent over the past year. In Copenhagen, the supply has been reduced by just over 26 percent, while the decline on Frederiksberg stands at nearly 19 percent.

At the same time, asking prices have increased nationwide. Since last year, prices have risen by nearly 14 percent, driven in particular by developments in the capital region. An average owner-occupied apartment of 85 square meters cost DKK 4.1 million at the end of January. On Frederiksberg and in Copenhagen, average prices now stand at just over DKK 7.1 million and DKK 7.0 million respectively. This corresponds to price increases of just over 19 percent and 17 percent compared with the same time last year. In Aarhus, the picture is different, as asking prices there have fallen by nearly 3 percent.

According to Finans Danmark, the decline in the supply of owner-occupied apartments is not a new development.

“The supply of owner-occupied apartments has been steadily declining throughout most of 2025, and that trend has continued into 2026. Economic conditions are helping to make it favorable for homebuyers right now. Short-term interest rates have fallen since last year, employment remains strong, and many people have a bit more disposable income in their daily lives. This creates greater confidence among buyers and draws more people into the housing market, which may help explain the decline in supply,” says Peter Jayaswal, Deputy Director for Mortgage Credit and Property Financing at Finans Danmark.
